Barry Hanerfeld and Wendy Giffin Named Exclusive Leasing Advisors for Class A Mixed-Use Plaza in Downtown St. Petersburg
ST. PETERSBURG, FL, June 7, 2017 — Cushman & Wakefield announced today that it has been named exclusive leasing advisor and property manager for Priatek Plaza, Pinellas County’s tallest building.
Senior Director Barry Hanerfeld and Director Wendy Giffin were selected to lease the 305,370-square-foot mixed-use plaza in Downtown St. Petersburg by local owner Third Lake Capital, LLC, which also enlisted Cushman & Wakefield’s Florida Asset Services Group to manage the asset. This assignment marks another success for the Florida Asset Services Group, which has grown its statewide management portfolio over 700 percent to 43 million square feet since 2013.
Priatek Plaza, formerly known as Nationsbank Tower, Bank of America Tower, Barnett Bank Tower and One Progress Plaza, was developed in 1990 and is defined by a 28-story office tower. The property features newly renovated common areas; executive suites; corner offices with panoramic views of Tampa Bay and the Gulf of Mexico; tiled balconies; advanced security, energy and safety systems; a formal brick-paver entry court; marble accents throughout; a dramatic 40-foot atrium lobby; high-speed exterior glass elevators; two escalators; three freight elevators; seven passenger elevators; state-of-the-art fiber optic capabilities; reserved covered parking; a 1,000-space parking garage connected by a climate-controlled skybridge; and on-site retail.
The building is currently 76 percent leased. Notable tenants include the Bank of Tampa, Raymond James, iQor, Serve Virtual Enterprises, Merrill Lynch and Trenam Law. Current availabilities range up to 30,000 square feet of contiguous space with asking rates of $28 to $34 per square foot on five- to 10-year leases.
Priatek Plaza encompasses an entire city block at 200 Central Avenue in St. Petersburg’s Central Business District (CBD). This location sits amidst St. Petersburg’s thriving downtown dining, retail and recreational scene and offers immediate access to Interstate 275, Pinellas County’s primary north-south thoroughfare.
“We are excited to be making another substantial investment in downtown St. Petersburg and are delighted to have selected Cushman & Wakefield to work with us to lease and manage this building” said Ken Jones, Chairman & CEO of Third Lake Capital. “We strongly believe in the vibrancy and vitality of St. Petersburg and are thrilled to own a first class building for businesses, employees and residents to enjoy a top-notch live, work, play environment.”
“Priatek Plaza is the premier office asset in Pinellas County and an iconic beacon of the St. Petersburg skyline,” said Hanerfeld. “We anticipate tremendous demand for space here due to the unmatched location, premium amenities and prevailing trends in the Pinellas County office market.”
