Cushman & Wakefield’s Christopher Metzger, Richard F. Etner Jr. and Christopher Thomson Negotiated Leases with Kaman Industrial Technologies and General Insulation at the Dania Beach Warehouse and Distribution Center
DANIA BEACH, FL, September 20, 2017 — Cushman & Wakefield announced today that it has negotiated leases with General Insulation and Kaman Industrial Technologies in Building B of Port 95 Business Center. The two leases, totaling 47,182 square feet, bring the two-building warehouse and distribution center to 92 percent occupancy.
Executive Directors Chris Metzger, Richard F. Etner Jr. and Christopher Thomson represented owner MSG Port 95, LLC in negotiating long-term relocation leases with the Broward County businesses. Director Matthew G. McAllister of Cushman & Wakefield’s Boca Raton office and Senior Directors Gary Collett and Jay Lucas of Cushman & Wakefield’s Dallas office represented General Insulation, a Cushman & Wakefield corporate account.
Kaman Industrial Technologies is a subsidiary of Kaman Corporation, one of North America’s largest industrial distributors. The company has nearly 200 branches and major regional distribution centers providing a wide range of products and systems related to bearings, mechanical and electrical power transmission, automation and control, material handling, and fluid power for the MRO and OEM markets.
Kaman Corporation is consolidating several locations into one large central facility. Kaman Industrial Technologies will utilize the space at Port 95 Business Center as a warehouse and distribution center. A September 2017 move-in date is anticipated.
General Insulation Company is an insulation distributor and supplier that stocks and fabricates a wide variety of industrial, commercial and fire-stopping products for the construction market. The company has a large network of strategically located warehouses and fabrication facilities throughout North America.
General Insulation is relocating its lone South Florida location from Pompano Beach to Dania Beach’s Port 95 Business Center. The company has additional distribution centers in Fort Myers, Tampa, Orlando and Jacksonville. A fourth quarter 2017 move-in date is expected pending a custom build-out of the space.
Port 95 Business Center, located at 2650 SW 36th Street, consists of three newly developed distribution buildings totaling 230,036 square feet with ESFR fire sprinkler system, energy efficient T–5 warehouse lighting, 32-foot clear heights, and offices built-to-suit.
Port 95 Business Center is situated immediately west of Fort Lauderdale-Hollywood International Airport. Its location in the Southeast Broward industrial market provides excellent access to Interstate 95, Interstate 595, Florida’s Turnpike, Interstate 75 and the Sawgrass Expressway.

With just 19,913 square feet remaining at Port 95 Business Center, the Cushman & Wakefield team will now begin leasing MSG I-595 LLC’s I-595 Business Center, a ±150,000-square-foot showroom and warehouse development currently under construction on an adjacent site with Interstate 595 frontage.
