Anthony Librizzi, Merritt Etner and Mark L. Pateman were Selected to Lease Triarch Capital Group’s Newly-Acquired ±186,000-Square Foot Office Complex in West Palm Beach

WEST PALM BEACH, FL, January 19, 2018Cushman & Wakefield has been named exclusive leasing advisor for The Forum, a two-building office complex in Palm Beach County.

The office leasing team of Anthony Librizzi, Merritt Etner and Mark L. Pateman was selected to lease The Forum by Aventura, FL-based owner Triarch Capital Group, which acquired the buildings earlier this month.

The Forum comprises two 10-story office buildings totaling 185,650 square feet at 1655 (Forum I) and 1665 Palm Beach Lakes Boulevard (Forum II). The buildings, which are currently 93 percent leased, feature an on-site café, on-site property management, 24-hour security and the highest covered parking ratio on Palm Beach Lakes Boulevard at four spaces per 1,000 rentable square feet.

Triarch Capital Group is planning significant capital improvements at The Forum, including state-of-the-art spec suites and improvements to the parking and common areas.

The Forum is situated one-half mile east of Interstate 95 and one block east of the Palm Beach Outlets, a 760,000-square-foot retail center including Starbucks, Whole Foods, Nordstrom Rack, TooJay’s and Brooks Brothers. This location provides convenient access to downtown West Palm Beach, CityPlace, Palm Beach International Airport, the West Palm Beach Tri-Rail station and the West Palm Beach Brightline station.

An adjacent building at 1675 Palm Beach Lakes Boulevard is currently being redeveloped into a 190-room Hilton Garden Inn by Houston Astros owner Jim Crane. The $25 million redevelopment project will convert the former office building into a one-of-a-kind, baseball-themed hotel, located just five miles from the Astros and Washington Nationals’ newly constructed spring training home — the Ballpark of the Palm Beaches. The hotel will likely be used solely by the Astros during spring training and open to the public the rest of the year.
